Description
Past Due Invoices Links QuickBooks Invoices with due dates earlier than the current date, minus the grace period entered on the Property Setup screen of the current property file; date period begins on entered date; can be restricted to current lessees of current property file. Exportable to .csv file.
Unpaid Invoices Links QuickBooks Invoices with any unpaid portion of the current company file; selectable date period; can be restricted to current lessees of current property file. Exportable to .csv file.
Paid Invoices Links QuickBooks Invoices with any paid portion of the current company file; selectable date period; can be restricted to current lessees of current property file. Exportable to .csv file.
Payments Links

QuickBooks payments of the current company file; selectable date period; can be restricted to current lessees of current property file. Exportable to .csv file.

Credit Memos Links QuickBooks credit memos of the current company file; selectable date period; can be restricted to current lessees of current property file. Exportable to .csv file.
Balances Links Current QuickBooks balances of the current lessee of the current property file. Exportable to .csv file. Used to print internal notices (Late, Demand Payment, Eviction) and user-defined letter and / or notices. Billing Statements can also be printed from this report, except in the LE version (a Monthly Late Fee must be set up).
Unpaid Subsidies Links, NetPack only QuickBooks Invoices of selected subsidy type with any unpaid portion of the current company file; selectable date period; restricted to current lessees of current property file. Used to process common payments. Exportable to .csv file.
Unpaid SDeposits Links

Unpaid security deposits of Current and New Lessees of the current property file, as entered on the Unit History Screen or during the Lease Application process. Used to print Security Deposit Late Notices. Exportable to .csv file.

SDeposit Balances Links Security Deposit balances of Current and New Lessees of the current property file, as entered on the Unit History Screen or during the Lease Application process. Exportable to .csv file.
Undeposited SDeposits Links Security Deposits of Current and New Lessees of the current property file, as entered on the Unit History Screen or during the Lease Application process, which are marked as not being deposited. Used to create a Summary Deposit Addendum of security deposits, intended to be combined with a Summary Deposit Report from QuickBooks to provide a complete deposit record.
Late Fee Status Late Fee Status Screen - NOT in LE
Via Print button on the Late Fee Status screen. Before completion of the Late Fee Processing, this is essentially a pre-billing report.
Expired Leases Audit Current Lessees with lease expiration dates less than the current date (or effective date in the Reader) and not marked as Month to Month. Exportable to .csv file.
Need Renewal Notice Audit Current Lessees with lease expiration dates less than 90 days after the current date (or effective date in the Reader) and not marked as having been offered renewal notices. Exportable to .csv file. Lease Renewal Notices can be printed from this Audit.
No Lease Audit Current Lessees with no lease expiration dates and marked as having no lease. Exportable to .csv file.
Availability Audit Units available on the entered date; definite time period (short term lease or vacation rentals) or permanently renewable leases. Dependent on Move Out dates of current lessees and move in dates of New Lessees entered on Unit History screen. Exportable to .csv file.
Lease Renewal Dates Audit Current Lessees with lease renewal dates on or before (if positive number entered in field) or on or after (when entry is negative). Dependent on Historical or Scheduled Lease Renewal dates on Unit History screen; in the NetPack, dependent as well on the Historical or Scheduled Lease Renewal dates or term beginning dates on the Rent Adjustments screen. Exportable to .csv file.
Unit Tag Group Audit Units with a Unit Tag belonging to the selected Unit Tag Group. The Tag belonging to the Group is reported as well as the Unit and Lessee name. Also applicable to Contact Tags.
Expire < Audit Current Lessees with lease expiration dates less than the entered number of days after the current date (or effective date in the Reader). Used to print internal lease renewal offers; will set the lessees as having been offered renewals if the entered date is 90 or less. Exportable to .csv file.
Month to Month Audit Current Lessees with lease expiration dates less than the current date (or effective date in the Reader) and marked as Month to Month. Exportable to .csv file.
Vacancies Audit Units currently vacant; the Rent Roll Pro NetPack includes the Vacancy Reporter, which reports vacancies of all property files.
< Market Audit Current Lessees with contract rent less than the current market rent. Exportable to .csv file.
Move Out Audit When the entered number of days is positive or zero; Current Lessees with move out dates less than or equal to the entered number of days after the current date (or effective date in the Reader). When the entered number of days is negative; Current or Previous Lessees with move out dates more or equal to the entered number of days before the current date (or effective date in the Reader). Exportable to .csv file.
Move In Audit When the entered number of days is positive or zero; Current or New Lessees with move in dates less than or equal to the entered number of days after the current date (or effective date in the Reader). When the entered number of days is negative; Current or Previous Lessees with move in dates more or equal to the entered number of days before the current date (or effective date in the Reader). Exportable to .csv file.

Refunds Audit The statuses and amounts of Security Deposit Refunds as noted on the Security Deposit Settlement screen of Previous Lessees on the number of days in the future entered. (If zero is entered, as of the current date.) Exportable to .csv file.
Unit Tag Audit Units with the selected Unit Tag. Exportable to .csv file. Also applicable to Contact Tags (from Find button on Contacts.)
Missing History Audit Units without some or all history entries; the missing entries are detailed. Exportable to .csv file.
Unit Tag Group Audit Units with one or more Tags of the selected Tag Group. Lists the
Tag and summary Unit Info. Exportable to .csv file. Also applicable to Contact Tags.
Rent Roll Page Main Via Print button, File>Print>Rent Roll Page, or Reports>Rent Roll Page menu commands. Intended as a quick report of the current page of the rent roll.
Rent Roll (and wide version) Main Via Print Full button, File>Print>Rent Roll, or Reports>Rent Roll menu commands. The full rent roll list and some associated information. Can be printed either portrait, or columnar (landscape) with summary history and move info.

Commercial Rent Roll

NetPack only

Via File>Print>Commercial Rent Roll or Reports>Commercial Rent Roll menu commands. Historical and Scheduled lease adjustments are printed for each unit in landscape. Includes rent per square foot calculations, effective dates, and notes for each adjustment.
Financial Report Main Via File>Print>Financial Report or Reports>Financial Report menu commands. Summary unit and lessee info with rents, losses, plus financial report codes entered on the Unit Notes screen.
Net Rental Income Forecast Main Via File>Print>Net Rental Income Forecast or Reports>Net Rental Income Forecast menu commands. Uses current or entered Economic Vacancy percentage to calculate then print the next 12 months of the NRI.
Bill Detail Main Via File>Print>Billing Detail or Reports>Billing Detail menu commands. It is used to confirm the billing for the property file before generating monthly invoices. Each occupied unit's contract rent, total recurring additional charges are listed in the body of the report. The charges are identified by a legend that prints above the report. The billing price is listed for each charge, the total recurring charges are listed for each unit, and the sum of the total recurring charges and contract rent is listed for each unit.
Bill Summary Main Via File>Print>Billing Summary or Reports>Billing Summary menu commands. It will detail the amounts of recurring additional charges billed to lessees.
Rent Roll and Transactions Main

Via the File>Export>Rent Roll and Transactions menu command

Unit Transaction Main Via File>Print>Unit Transaction or Reports> Unit Transaction menu commands. The first page of the report includes period totals of Invoices, Credits and Current Balances. In the body of the report the amount of Invoices, Credits (both payments and credit memos), and the Current Balance of each occupied unit is reported.
Absorption Main Via File>Print> Absorption or Reports> Absorption menu commands. This report is used to show how many move ins/outs have occurred in the selected date period.
Periodic Economic Vacancy Main Via File>Print> Periodic Economic Vacancy or Reports> Periodic Economic Vacancy menu commands. This report calculates the percentage of market rent that was lost due to vacancies and leases in a selected date period.
Occupancy Main Via File>Print>Occupancy or Reports>Occupancy menu commands. This report calculates the current percentage of occupancy, or for each month of the date period you have chosen.
Historical Rent Roll

Via File>Print>Periodic Economic Vacancy or Reports>Periodic Economic Vacancy menu commands. Prints simple version of the Rent Roll report for a given date. Based on information entered in the historical section of the Rent Adjustments screen, a sub-screen of the Unit History.
Contractor List Main Via File>Print>Contractor List or Reports>Contractor List menu commands. Prints list of Contractors entered in the Maintenance Contractors screen of the current property file.
Auto License List Main Via File>Print>Auto License List or Reports>Auto License List menu commands. Prints list of Auto Tag info entered on the Unit Notes and Additional Auto Tags screens of the current property file.
Insurance Policies Main Via File>Print>Insurance Policies or Reports>Insurance Policies menu commands. Prints list of insurance info entered on the Property Setup or, for Rental Collection files, Unit Type Insurance Info screens of the current property file.
Status Summary Main Via Print button on the Status Summary screen, shown after clicking the Status button at the top right of the Main Screen. A one-stop summary report that encapsulates the current status of the property file.
Unit Mix Unit Mix Via Print button on the Unit Mix screen.
Unit Type Unit Mix
Via Print button on the report screen that appears when clicking the Rent / Sq Ft cell of an assigned Unit Type. The report of the first Unit Type will allow printing all Unit Type reports. Contains calculated Economic Statistics for each Unit Type not available elsewhere.
Additional Unit Type Info Unit Mix Via Print button on the Extra Info screen that appears when clicking the Extra Info cell of a Unit Type. Consists of Amenities, address (Rental Collections), alias, etc. of Unit Type.
Unit Type Insurance Info Unit Mix Via Print button on the Insurance Info screen. Includes complete insurance policy information for the Unit Type. Available for Rental Collection files.
Security Deposit Report QuickBooks Information Screen Via Print button on the report screen that appears when clicking the SD Report button. Consists of security deposits, (SD) refund checks, and transfer checks of the Current Lessee or Contact; the current Security Deposit balance is also reported and printed.
Unit Transaction QuickBooks Information Screen Via the Print button on the report screen that appears when clicking the XSActions button. Consists of summary Invoices, Credits, and period balance of the Current Lessee or Contact for a selected period.
Statement QuickBooks Information Screen

Via the Print button on the report screen that appears when clicking the Statement button. Consists of invoices, payments, credit memos, and (AR) refund checks of the Current Lessee or Contact for a selected period.

Billing Statement QuickBooks Information Screen

Via the Reports>Billing Statement menu command (or [Ctrl]+B). Intended for distribution to Current Lessees before rent is due. Non-Rent can optionally be reported on the notice. Can be printed for all Current Lessees on the Balances report on the Links Screen (see above.)

Contact Contacts Via File>Print menu command or the Print button. Prints complete Contact info. Can include FHA or compliance information.
Traffic Report Contacts Via Tools>Traffic Report menu command or via the button with the Traffic Signal at top right of the Main Screen of the Contact Manager. Prints a list of Contacts marked as Sales Leads. Can be constrained to the current property file, a specific unit of the current property file, or a unit type of all files or the current property file. A Date Filter may also restrict the report to the Last Week, Last 2 Weeks, or Last Month (last 30 days).
Lessee History Contacts Via Tools>Lessee History menu command or via the Hist button at the top right of the Main Screen of the Contact Manager. The Report can be restricted to the current property file, a specific unit of the current property file, current lessees, or previous lessees of all files (leave the property blank) or the current property file (double-click the property field).
Contacts Report, general Contacts Find Screen Via Tools>Find menu command or via the button with the binoculars icon at the top right of the Main Screen of the Contact Manager. The Report button on the Find Screen generates a list of Contacts meeting the criteria entered or selected.
Contacts Report, custom dates Contacts Find Screen Up to 20 custom date names can be setup. Contacts can have dates entered for any or all date names. Contacts with selected custom date entries can be reported, optionally within a date period, or Contacts with no entry for a selected custom date can be reported.

Via Print button on Maintenance Reports screen. Select from various criteria of maintenance request and work order reports including restrictions to: unit (location), contractor, date period, scheduling status, job type, priority, job status, and combinations. Pending and completed Jobs can also be printed.
Unit Unit Notes Via Print button; some info is exportable via Export button. Unit information including Auto Tags, notes, type info (and address).
Unit History Unit History Via Print button. Current, previous, new and waiting Lessee Summary information.

Via Print button. Current Unit or optionally all units; like the Commercial Rent Roll report displays all lease tiers with rent per square foot calculations. Current Lessee: historical and scheduled rent adjustments with notes. For New Lessees, prints scheduled rent adjustments and notes; for Previous Lessees, historical rent adjustments and notes.
Lessee History Lessee History Via Print button. Settlement history of Previous Lessee.
